About to close on an estate-condition 1,650sqft prewar classic-6 in need of a gut renovation (re-doing the maid's area, moving the kitchen, adding 2nd bath, opening up living/dining, new floors, etc.). The building is designed in Renaissance style, and we want to respect the original style of the building/apartment in doing the renovations (bringing the prewar glory back). A lot of great renovation discussions on this board, but have some prewar-specific questions: (1) If we want to do the reno with as little overhead as possible, who should we involve outside contractor? Architect? Designer? (2) Where do we look for good contractors/architects/designers? Any recommendations from those who did similar gut prewar renos? (3) What bulk part cost estimate are we looking at (using high-end finishes)? What are the areas we should go crazy and where should we save/be more modest (thinking resale)? Thanks everyone! [less]
