I have watched this number for the 3BR category since mid 2008 or so. It was at $1503 per square foot in 2008, has fallen as low as $1422 per square foot, and is back up to $1487 per square foot. I realize it's for listing prices, but does anyone here put any value on it for indicating general market trends? I personally think it is more valuable than a lot of numbers thrown out there because it's for a somewhat specific market segment (3BR, approx. 2000 sq. ft. condos in Manhattan). Just wondering if anyone else watches it or puts any value on it.
