Chelsea: 650 Sixth Ave. vs. 100 West 18th St.

I am looking to buy in Chelsea and would like to hear thoughts about pros and cons about 650 Sixth Ave and 100 West 18th St. 650 Sixth Ave is a conversion and the taxes are much higher than 100 West 18th St. which is a new development. How do I factor this into consideration when I am evaluating the two places? Also, there is a church in front of 650 Sixth Ave which turns into a club on Saturdays. Is this a huge negative? (although I hear the landlord is talking to new tenants). In terms of investment, which one do you think is a better buy? Also, what do you think about investment propspects for chelsea neighborhood? What do you think is a better investment- two bedroom or one bedroom? Does one appreciate more or faster than the other? Thank you all for your thoughts!
