Breaking Apt Lease, need advice

Hi, I am breaking a lease in NJ and wanted to know a few things. How does the landlord have to prove that they are trying to rent your apt and not just other apts they have open, with yours last on their list? Do you have to vacate in order for them to have to try and rent your apt? Are you allowed to try and advertise your own apt and refer interested individuals to the landlord. This landlord says that it is illegal, but there is no clause in the lease agreement about it? Thanks in advance!
