How common are Tenant in Common buildings?

There is an apartment avilable in a tentant in common brownstone. There are only 2 other owners (besides the seller) and one floor is a rental, including a rent controlled apartment. What should I be concerned about, other than financial security of the other owners and difficulty in getting a mortgage? Is it easy to convert to coop or condo? What is the price discount for a tenant in common building?
