transfer lease

Discussion about
We are negotiating with our landlord about our new lease. We want a lease for six months and the landlord only wants to give us a lease for a year. I understood that if we find a new reasonable tenant who would like to take over our lease that the landlord isn't allowed by law to disallow this. Our landlord now says that they don't do that. Does anyone know what our rights are?
