Using the rolling sales data from 1/1/08 to 3/1/08 http://www.nyc.gov/html/dof/html/property/property_val_sales.shtml I looked at the median prices for condos closing during that time period. For some reason 70 properties were sold for $0. Do you guys know what that means? Was it gifted or bequethed or something? Well excluding those that sold at $0, (n=152) the median sales came out to about 1.38M; mean = 3.65M. If you exclude sales > $4.5M (to exclude the majority of 15 CPW); n=122; the median is 1.19M; mean = 1.4M. The reason I bring this up is b/c with the data accessible people can use this data before Jonathan Miller gets this quarterly reports out. You can also look at any subset such as new developments only or only resales (but takes a lot more work). [less]
