Beware of this property because it being misrepresented. The building has designed by Robert Scarano which has made a name for himself in Brooklyn for violating the building code and generally producing shoddy work (http://nyc-architecture.com/?p=2231). The spaces are nice, but the listed square footage is inflated at least 10% which can amount to almost an entire extra room. Also, the property has illegal mezzanine spaces with ceiling heights less than 8 feet, which by Title 27 of the NY Code does not qualify as habitable space and thus should not be included in listed square footage. Also, the stairs (since there is no elevator) do not meet code requirements to maintain a minimum of 6'-8" head clearance which is further exacerbated by the width being only 33 inches (1968 NYC Code; C26-604.8, 27-375 Interior Stairs). The spaces are nice however, and the access to amenities on Myrtle Avenue are a big plus, though the closest subway (G-Train) stop is almost a quarter mile away. The landlord is flexible with rent and willing to negotiate certain terms, but the building is not readily maintained and there have been issues with the front door not locking, mail being stolen, poor maintenance of the backyard, and electrical problems. Bottom line, the rental listings are too high based on the cost per square foot in this market and the one bedrooms should be no more than $1800.
