Rental agreement for renting a room in my apt.

Hi Everyone, I own a 3 bedroom condo and am moving abroad. I would like to rent two bedrooms out and keep one for myself. Does anyone have a good template for a rental agreement for this type of arrangement? I've looked online but most of what I have found is a tenant renting a room out to someone else. Also, is there a website that can help me understand what my rights and obligations are? Thanks for your help!
