Process to rent out condo

Planning to rent out one bed in popular building , where things sell and rent very fast lately . This would be fairly easy work for broker. I may move Back in future . - should I have one exclusive broker so he will do some advertising ? - if I select a broker do owners ever ask for a portion of commission he will get? - I want to say no smoking (even though outdoor space); how do I enforce and will this be problem for renting - I want to say no pets (ESP cats because allergic), is this going to be an issue for renting
