Listing prices @ 2000 Broadway

Discussion about The Copley at 2000 Broadway in Lincoln Square
http://www.streeteasy.com/nyc/building/2000-broadway-new_york 21d and 26d are identical apts. despite the apparent difference in sq ft in the listings. Even mtc very nearly the same. Yet there is a 20% difference in the listing price. Is 21 over priced? Or is 26 looking to start a bidding war (and is that possible in today's environment)?
