Buying in a new development

Do people have tips and experience to share about moving into a new development? Particularly as it relates to management of the building: common charges (how are they calculated?), maintenance (who?), warranties and repairs of common areas, forming a condo board (how?), hiring a super, what the developer is responsible for in the beginning, etc. Are the new tenants fully left to their own devices, or are certain manegement terms typically included in the contract to ensure a smooth transition from developers to owners? Thanks a lot.
