This is a huge 12-room, 4-bath mansion (although the area may be questionable). The pricing doesn't seem too crazy...or maybe patient09 is talking about the price juggling? It's done quite frequently, just to keep people interested. Today, the price appears to be back to $8.9m.
I thought the drop to 8mm and change made sense. Seems odd to raise the price, unless there were multiple bidders and owner said lets wait it out. Most recent trades of "larger" park ave apts have probably been well south of $2,000 per F2, been on better stretch of Park and in better coops. Can't get a feel for the size of this one because the floorplan is too blurry for thses old eyes, but lets call it 4,000 F2. What does Carnegie Hill trade for these days? no idea, but not north of 2k. Carnegie Hill is proving to be the east sides version of WEA. Just too much concentration of bad purchases by highly concentrated professions. Time will tell. Good Luck....peace.
