Nah, $495K is way too low. Jack it back up to $555K. There are people dying to pay that so they can walk up 4 flights to their new home.

Apt was purchased for $165,000 in early 2006. If they renovated, they may have white elephanted, otherwise, the ask is pure chuzpah.
