I dunno... In my humble opinion, the building needs a complete reno.. great location though!

I agree. It's poorly maintained. It doesn't take long to notice.

Anything major or is it just getting old?

Definitely getting old, and its the type of building that doesn't wear well, big with amenities. The wear is extra-noticeable.

Living on Union Square these days is more and more like living in Times Square

I saw a nice apartment there almost 2 years ago. Just what I was looking for then, 1500 sq ft interior, 1500 exterior. Though the outdoor space did have a lot of eyes on it.
Not an awful floorplan for a 2 unit combo either. And not a ridiculous monthly cc/tax with that much outdoor space.
But I found the elevator to 1 floor than another elevator to the unit floor ridiculous.
It reflected so in my offer which in hindsight was a bit too lowball.

Building is definitely dated

It isn't like Times Square--there aren't tourists, theatre. Its like Delhi--a place you can't wait to get away from if you have the misfortune to be on the 14th St side between 6am-11pm daily.
