Discussion about Crossing 23rd at 121 East 23rd Street in Flatiron
Anyone know anything else about the building? Some of their rental prices dont seem that bad...
the three bedroom line here, on a high floor, isn't terrible. not great, but not awful. and this finished fairly early in the development phase so there may be more room for negotiation. there is also a decent two bedroom line.
thanks for the info. not thrilled about the concept of being on 23rd but downtown doorman 3br units are a pain in the butt to find.
There seems to be a LOT of turnover in this building lately, does anyone know of a particular reason?
there are only 31 recorded sales for the building, which has around 80 units. it appears as though the sponsor rented a number of the units. i have no idea of how a buyer would get financing here.
i made a mistake. for some reason SE's condo records start at 2005 for this building. it opened earlier, but seems the developer did not sell out then and tried again in 2005, which also doesn't seem to have been too successful as most of the sales on SE are resales. so the sponsor still appears to have units, but i'm not sure how many.
there are no sponsor units here--- buyers using streeteaasy for this information are not accurate- please refer to property shark..
are you certain? look at the 2005 history and the links below. there is no way all of those units were sold, unless SE is very wrong.
yes- i am certain- i sell 99% of the building and rentals here.. SE is not always accurate.. why it never hurts to have a broker on your side.
i just pulled up thirty or so listings. your claim of 99% of the building is grossly exaggerated, extremely so. what else are you not truthful about?
and how about those rentals? well over 25% of the building available for rent in the last year and a half? now that's a healthy building.
by the way, was there a bulk sale? that would explain the discrepancy on SE and quite probably those horrendous rental numbers as well. until i got a very thorough explanation i certainly would have zero interest in this building.
wow- you're really against this building it seems. there were no bulk sales- and 25% of the building rented is not an issue nor was that available last year- most condo buildings these days have 25% rentals ..

Any updates on this building? Looks like good rental value in a great location.
There have been some recent transactions, both sales and rentals. There has been an up-tick in pricing, specifically between Mar-May. Once closings take place and are documented on ACRIS, SE will pick up the public data as well. Overall, very well maintained, good financials and boutique condo feel. The building had buyers of multiple units, so there were a lot of rentals, percentage wise. I personally know of renters who re-signed leases to stay in the building, and some who left, are looking to come back...usually a good sign.
why such a spike in common charges since 2005?
decent prices , but tons of traffic and noise on 23rd

Why can't you clearly state your opinion?
Maybe because s/he is not ready, just about, but not quite
