How many months free in non-doorman Tribeca rental?

If you've recently rented or are currently looking at Tribeca non-doorman loft buildings, how many free months rent are you seeing offered by landlord? Seems like two months free on 13 month lease is pretty standard for the big doorman buildings (88 Leonard, 105 Duane, etc).

we went to see a small non-doorman loft building offering 1 month free for a 12 month lease. 2 mon/14 mon is fairly standard in this neighborhood for big doorman buildings.
