Its direct neighbor (looks like same seller too) which was asking 795k but without garden just went into contract.

you should base your bid on what this unit finally goes for.

The 795K was completely upgraded and nice; 850K needs work- very old and outdated-but obviously has the garden.

The seller was clearly delusional as they previously wanted $2,350,000 for BOTH units back in Sept 08.

I would wait until the other unit closes to see if the seller was lucky enough to find that "last fool" or if the seller woke up to reality.

What do you think of the low West 90's in general? I'm still hesitant due to the potential uptick in crime with the bad economy. (The garden may actually become a huge crime issue if things get out of control)

After spending much of 2006-2007 looking to buy real estate in the UWS, finally decided I was priced out and opted to "rent and wait" (phew). Spent most of 2007 and 2008 in a decent, doorman low W. 90's rental (at Amsterdam) and wound up praying each night that I wouldn't be mugged (or worse) before my lease ran out. W. 90's along the Amsterdam corridor is questionable anytime after dusk, and just blocks away - 2 murders occured in 12 months at Wise Towers (W. 90th between Col & Amst). Was visited twice by NYPD knocking on doors to ask if there were witnesses to gunfights, knifefights, etc., outside my building. Two weeks ago was stunned to walk through my old neighborhood and see 2 groups of people on opposite corners of the same intersection smoking pot; they almost seemed to be daring anyone to question their activity. Even in the short 12 months I was near that corner, the neighborhood's atmosphere deteriorated. My thoughts "of the low West 90's in general" - if you stay in the immediate park blocks of CPW or Riverside Drive, I think you'd be much better than if you ventured into the Bway, Amsterdam, Columbus blocks. One renter's perspective, FWIW.

Beer Budget please leave NYC. The low 90s arent bad. And how does the NYPD come knocking on your door if you lived in a doorman building? Please, just leave.

Smoking pot huh? Well, I would call Moishe's immediately and get down to the 70's where they at least have the decency to smoke indoors.

I walk the dog 92nd to 94th on Amsterdam and back up Broadway every night after 11. The low income pot smokers and the SRO guys sitting on the sidewalk tree planters are the friendliest folks you'll ever meet. Try saying hello instead of being frightened. THEY'RE PEOPLE moron. BTW, the only people I've seen smoking pot in the area are the dads out for a walk along Riverside after sunset...

I lived on Vancouver Island among some of the priciest real estate in north america where a few blocks from my house we had a quadruple homicide 2 years ago. Crime is everywhere; nobody and no place is immune.

Oh yeah, and if you're scared of pot, I wouldn't recommend Vancouver Island. "FWIW"

Bugel- I think that the low 90's are beautiful- would prefer 70's obviously, but there is still alot of nice stuff near there and it looks pretty safe.

seems like the one in contract is bigger than the one your looking at so definately bid under $795k also if unrenovated and a duplex with the cheap spiral staircase - i'd say high $500K to $600's. best bet see what the other unit went into contract for and bid 20% less for the unit your looking at.

btw - west 90's is a great neighborhood lived there for 6 years never a problem.

I made a mistake on the size-the 795K is still bigger at 1160 sq ft, but the $850K is at around 1000 sq feet. Does this change your equation NYC10025? 250-300K reduction for spiral staircase and unrenovated?

look at the maintenance it's really low.

Spinnaker - Thanks for the input. We considered that part of the UWS last year and were a little spooked by the area around Amsterdam. Not our cup of tea as you confirm.
