Discussion about River Lofts (Tower) at 92 Laight Street in Tribeca
Supposedly phenomanal with celebrity cache. check the rental market to see a few layouts
Besides 92 Laight being the new tower versus 424 Washington, are there other differences?
Is this still a building to buy into?
Thanks.
Saw two apartments a few months back. 92 Laight has unbeatable views. Both buildings have sensible floorplans. Limited number of units keeps the building exclusive.
I bought in 416 Washington (as 424 Washington is now known) from the sponsor. I liked the building a lot (I don't live there now, needed something a bit bigger). 92 Laight (the new tower) IMO was not as well constructed as 416 Washington. There are a variety of units with nice layouts in both buildings, though some in 416 only have interior courtyard-facing windows. I love the location, despite the proximity to the west-side highway it's quiet. Things to watch out for:
In 92 Laight the sponsor did not do a good job of producing level floors. I believe this was remediated but check that the floor for any unit that interests you is level and also that the hallway floor is level.
There's no playroom in the building so kids tend to play in the common areas.
AMinorSatan, your assessment was spot on. The floor of the 92 Laight unit was not level. It almost felt dizzy to be in the apartment. A current unit owner in the building was also viewing the same apartment, and said the maintenance "will quadruple in the short term" ... a special assessment to cover for repairs. Apparently there are a number of construction flaws in 92 Laight. Not sure it is worth buying into this building.
Yeah, I saw that 1 bedroom at 92 Laight today. That floor was crazy! Stuff like that makes me wonder what else is wrong with the place. Fantastic view though. 1.35M? No thanks.
