Okay Rushies... here are a few more observations: 1) Not once in the history of Manhattan have people who have "potentially" lost money gotten together to trade recipes and console each other - BS, you're gonna sue, just come out and say it; 2) The deposit is actually an option on an option to put down a down payment and rent and get 100% of any "potential" equity gain, an option squared if you... Okay Rushies... here are a few more observations:
1) Not once in the history of Manhattan have people who have "potentially" lost money gotten together to trade recipes and console each other - BS, you're gonna sue, just come out and say it;
2) The deposit is actually an option on an option to put down a down payment and rent and get 100% of any "potential" equity gain, an option squared if you will... which leads me to point three;
3) Carlyle group will become your mezzanine financing, as that is what current Rushless buyers are asking. The terms and conditions are as follows:
a) Our Mezz financing will be secured and subordinate to senior secured financing, no additional debt is allowed;
b) It will be a zero coupon debt maturing in 30 yrs at an annual interest rate of 10%;
c) You will put up 100% cash collateral to be held in escrow;
d) if unit is sold, Carlyle group will take 100% of any profits in the first 10 yrs, 50% in the 11th to 20th yrs, and 25% in the 21st thru 30th yrs...
FYI, you should have never ever put in more than 1/3 of your liquid net worth on the down-payment. Please invite us to your house warming party and enjoy your new home.

Will this happen before or after the Carlyle Group goes to jail for paying bribes to get New York State business?

modern, you have no idea... I've dealt with the Carlyle group b/f. I wonder why they "hire" retired military people and politicians? Hmmmmmm, hmmmmmm.....hmmmmmmm..... They make the bulk of they private equity deals in military contractors, environmental firms and the like which need "public" financing in order to get a back-log.
Even as a freshly minted MBA, I knew it was nothing more than political panhandling.

The Obvious Point: unlikely that buyers can achieve anything (doesn't mean impossible though)

modern, you have no idea... I've dealt with the Carlyle group b/f. I wonder why they "hire" retired military people and politicians? Hmmmmmm, hmmmmmm.....hmmmmmmm.....
