Upper East / 1st avenue vs Lexington

Need alittle advice.....to rent only....until market better I would think above 96th on Lexington Avenue seems better than over on 1st or 2nd...what would anyone say
Absolutely. True for pretty much all the UES, but particularly in the 90s, much better closer to Park.
1st avenue in the middle 90s is still a bit shady in parts (getting close to projects AND the highway). And, east of lex 90-96 is actually super charming even that high (look how high the museums go on 5th).
And lex is the subway....
So, there is little reason to not go as east as you can all other things being equal.
West of Lex, no? Carnegie Hill.
I think they both have their issues. Lex - you are pretty close to where Metro-North comes above ground on Park. 1st or 2nd - you are close to where the traffic lets on to the FDR and far away from the subway. The more north, the more it declines for both.
the 90's have some pretty streets but definitely west of 3rd.
Oh lord... sorry, I'm backward. I meant WEST of LEX.....
The STARK line is really 99th west of 3rd, and 96th east. But as others have said, from 59th north property values and rents and rent go up the the closer to 5th you are. And when it snows or is humid and 100 degrees and you are walking to or from the subway, you will know why...
Projects are 1st between 93-95... thats a pretty big deal for the UES.
Can a European girl that visits NY often say her opinion? Upper east side, the western, the better. How about it?
