Jr 1 = studio. "Easily converts" into a one bedroom. Yeah, if you like sleeping in a coffin.

And to your question, 399 might work...or lower.

Ha ha, that sure is one narrow bedroom. 600 sq feet? Really? I wonder if it is even 500.

ive seen this line of apts in this building...the living / dining room is huge.....bigger than a 1 bedroom....bedroom is small...kitchen is ok....foyer and hallway are pretty big......i think 800 mtce is ok for 600 sq ft....but 449 is overpriced i feel

Streeteasy listing says it was purchased for $399K in 2006 (peak or near peak of the cycle). Figure at least a 25% haircut off this price.

It looks like a nice studio -- overpriced. needs to be in the low $300's

the price is way too high...alcove studios with much lower maintenance are being listed at $399 and under...this listing is still at the peak price...maintenance for a alcove studio should be between $500 and $700.

Also looking at the floorplan...it's a typical 500 sf studio..i've looked at many studios and the layout is standard for an alcove at 500sq.

the broker is saying prices have gone up since 2006 and then down by 25%.....which means that this apt was selling for $600k at peak.....i do remember seeing these apts priced in the mid to high 500's early in 2008 i think ut not sure if any of them sold at those prices......julia....ive been in this line ....the apts are much bigger than a standard alcove 500sq ft studio BUT i still think its overpriced....but supposedly offers are in for this apt......8h in this building is completely renovated and asking $100k more.......im stumped.....these prices are not coming down and the brokers are not advising clients to lower....they all get a bit defensive when you say its priced to high.....

I looked at sale prices for the H line in the bldg and not one has sold over $400k so i don't know where mid $500's are...the layout is typical of an alcove studio which is 500-550 sq but there could be extra space that i'm not seeing on the floorplan.

these alcove studios are all listed as 600 sq ft(whether that is accurate is another story).....they are listed as jr 1 bedrooms.....they are not all H lines but all have same layout..the corner ones have windowed kitchens/baths....with views of chrylser building.....so some in other lines might have sold higher.....
