Has anyone visited this building?, opinions on current prices around 1,200/Sq.ft,? Compare Vs. 240 Park Ave. South Around 1600/sq.ft.

saw the 16th floor one and the 8th floor one. didn't love the spaces. the bedrooms were way too small for me. both apts felt really dated in different ways and would need lots of work in my opinion. but go look for yourself. The east view is nice and it is set back a little from the street because of the supermarket which is part of the building.

yes there is that too. the apartments are not worth what they are asking. but that is kind of the case everywhere right now

Jasonkyle, thanks for the info, totally agree with your last comment, i'm planning to wait for further price reductions and see if condos around the Flatiron drop below 1000/sqft

I also saw the one on the 8th floor. Completely redone with a washer/dryer where the 1/2 bath was. Very nice apt, tastefully redone. If this doesn't suit you then you obviously would be happier with new construction. The building itself is fabulous with a great indoor pool and to die for views on the rooftop. I disagree about bedroom space. For NY, I thought it was pretty decent.

really? the second bedroom was so small and shoebox-y. and i seem to remember the bathrooms being a little out of date and not really redone at all. they also kind of destroyed the light in the main room by putting up that wall to make a dining room. but to each his or her own.

i know we have different tastes we3 but i do prefer a bedroom to be a room i can put a king size bed in with some furniture as well. perhaps i am spoiled by growing up in an outer borough where the apartments had huge real bedrooms but i have managed to find great bedrooms in most apartments in have lived in. in 8A one of the bedrooms was ok but not that large. the second one was definitely not big enough at all for me.

Maybe I am wrong, but I thought there was a king bed in the master. The second bedroom I remember I was impressed with because they had bunk beds on one wall and the other long wall had great built ins all the way across for toys, clothes, etc. You might be right about the wall separating the dining room from living room. I prefer one big open space but some people do like to have a separate dining room. I liked the way they did it with the nice sliding doors. The master bathroom was recently redone and although a bit on the small size, I thought it was ok.

yeah the master was ok you are right. my current one is quite a bit larger so i don't know if i could fit all my stuff in that one. the second bedroom felt tunnel-like to me. maybe the bunk beds contributed to that feeling though. i remember the broker told me the sellers would not ever go below 1.4 or they would take it off the market but now they are getting pretty close. 8A is definitely better than 16A though which has a CRAZY wall to wall mirrored bathroom and it much more outdated although the view is really pretty 8 floors higher.

yep, waiting for contract! i love the bldg! Looked everywhere and honestly for me this was the best ie apt layout, cc's, tax abatement, amenities, and location. Love the finishes but of course someone will have to bash it like they usually do on this bb.

we3, I used to live in the building just north of you. Luckily I sold before they destroyed that apartment's light. I loved the location. I wouldn't buy now, but if you're happy, good for you.

dated. madison green, 280 pas, 1 irving (my very least favorite), all can be lumped together into one 80s nightmare.

There is a special place in my version of RE Hell reserved for the developers of this building. They took an interior which was worthy of being Landmarked (there was actually talk of it, but Landmarking interiors in NYC is very different than expteriors) and gutted it so they could have commercial space on the Avanue rather than the side street and forwent having one of the nicest lobbies of any apartment building (if you've been to the Police Building you'll know what I'm talking about). but the idiots didn't bother to see it was too close to the church across the street, so they couldn't rent to a restaurant (any place which served liquor) even though it was prime restaurant fodder at that time. They could have made the commercial space on the side street far enough away to be able to rent to a restaurant. So, they devalued the units in the building, devalued the commercial space and ruined a truly gorgeous interior all at the same time.

PS The floors aren't level. I remember hearing the most insulting answer I ever heard to a "punch list" item from this building. A buyer complained that the floor was so far out of level that their antique 9 foot sofa obviously tilted. The were offered to have 2 of the legs of the sofa shaved down so it would be level.

Anyone know about the assessments in this building? I heard they have been having crazy assessments due to pool repair and roof repair. The condo board is said to also want to do more renovation next year which could cause even more assessments. Does anyone have any insight into this?

wow. this one went fast.
on the market 2 weeks ago. i was busy and didn't have time to look at it.
now it is in contract with a list of buyers on the waiting list.
any of you see it?

It sounds like there are more renters and there are assessments in the works. No word on if there are any issues with living there in terms of the building be run on the cheap. The hallways certainly need renovation.

@thelatest: I think the building is split about 50/50 between owners and renters. I don't know how this compares to similar buildings such as 1 Irving/Zeckendorf Towers, Gramercy Green, 50 Lexington, or the Stanford. The ratio of renters may be a bit higher in this building because the managing agent retains ownership of about 1/3 of the units, and rents them out for income generation.

The building definitely runs "lean", which is a polite way of saying their reserves are relatively low. They have had two major assessments in the past few years, one voluntary and one not. They redid the pool/gym/locker rooms several years ago, and they are now quite nice. Lockers rooms have saunas, steam rooms, modern showers... Pool and hot tub area looks good too. The other assessment was due to a leaking fuel tank in the basement. It cost a bundle to replace the tank and clean up the spilled fuel from the surrounding soil. However, both of these assessments are completely paid off now. The next assessment is supposed to be for renovating the hallways, but no word yet on when that might happen or how much it would cost. It would be a great improvement IMO.

A friend considered this building and another, went with the other. Very high monthlies, much of it because of the pool which costs a lot to run.
