Merrion Condominium

Recent conversion - 2006-2007, I think. The building was owned for many years by partners who put no money into it. Sold about four years ago as a package with 219 West 81st (now Avonova), then flipped and converted into a rather low-service condo. IMO, you can get much more for your money in a lot of nearby coops. If you absolutely must have a pre-war condo, comps would include the Admaston and Haroldon Court, which are far better established and likely safer choices. I don't see much reason to favor Merrion over them, unless a particular apartment is available at a phenomenal discount from the black book prices.

This came to mind because there was another notable sale there very recently: #9F sold for about 20% below the peak comp in the line.

We visited this building and Avonova last week. We liked Marrion a bit more for its renovation quality and apt layouts. Can anyone provide some insights of this building (conversion status, building financials, sponsers...) and comparison between Marrion and Avonova? Thanks.

Merrion is a full service, doorman building with very friendly staff. Fitness center, playroom, personal storage cages and bike storage. Common roof deck is being built now. Retrofitted central AC in all for sale condos makes this building a much better deal than most other coops and condos. Neighborhood is fantastic. Lots of of new activity, food and services. Barney Greengrass, Starbucks, Duane Reade, Food Emporium, NY Kids Club and 3 new restaurants are within 2 blocks.

I purchased a condo in this building in 2010. The place is great -- attentive staff, wonderful amenities, and fabulous renovation of units prior to sale. Of course the neighborhood is perfect, and I think this represents a bargain in today's environment.
