find me a rental apt in ps199 (w/ constraints)

for those of us not aware of the exact boundaries, particularly now, can you give them?

You know, family sized rental apartments in this area are hard to find. Most are in the 80's. There are definitely some out there though and if you can go up to 9k, you shouldn't have problems. You're now my competition so I will say no more ;)

Having a hard time finding something that isn't "Trump-y." There's 17 W 67th, but it's apparently already in contract.

I agree, that's probably about as good a fit as there is in the 199 zone, and can probably be had for under $9K.

BTW, uwsmom, have you checked out the penthouse at Schwab House? Chopped from $13K to $7500, and still dropping. The big terrace might be a little too scary with rugrats around. Zoned for PS87, so not an option for nyc10023.

I've seen the listing for the Schwab penthouse. Looks like it has nice views. There's also a 3 br combined unit that I continue to get a kick out of (I think it has 2 kitchens), but it's a lot of space.

Curious, why PS 199 over 87 - my kids aren't school-age but I had always understood 87 to be a better school.

Thanks for all the responses. The apt isn't for me - I've been trying to help a friend find a rental. We're more or less decided that we are not going to sell, as tada, it's nigh impossible to find 4+ bedrooms in the area. I'd already proposed 50 West 67th (nice that there are 2 that you can use for negotiation) but it's a co-op, so no idea if you can rent indefinitely.

The issue is that my friend's older kids already go to PS199, but the youngest isn't old enough (hence 2010 question). There is no longer the (implied) guarantee that non-zoned siblings are guaranteed entry. I don't think PS87 is better than PS199 but it's very nice to have all your kids at the same school.

Yes, the Coronado switches next year.

We own 50 west 67th street 3GH..yes negotiable. I want to stay in Florida..so want to rent the apartment. Call my broker..make us an offer if anyone is still interested.

Hmmmmmm... hello all. Leslie4269... hmmmmmmmmm if you had a time machine and could go back the 90 days... would you have listed it for $7K? and maybe had a renter there this whole time? Tuff mkt w/ all the families pretty much settled in for the summer...I'd fire the broker and list at $5.5K and get it done.... wait let me double chk.... $3K maintenance fees... so you'd net $4K month * by 12 carry the one...hmmmmm hmmmmm oh schnap! $48K divided by $2.1MM... that's like 2.29% return... nice nice... and all leveraged equity , possibility of nuclear holocaust in N Korea, 2nd Leg down in DJIA, Interest rate going thru the roof.... I'd say you're not charging enough for rent... if it was me... I'd need at 12% in this market.... that would be $24K/month... Good luck w/ that. How's the weather in FL?

W67: it's all about location. A 10k 3-bed rental at 200WEA went in a week. Leslie: I suggest that your broker take better pictures, and maybe price at 7995. Is the board flexible on subletting (i.e. can you go for longer than 3 years)? Also, how many reference letters do you need to have?

Have no idea about anyone else..been too a bit distracted here at the beach..ha,ha,ha. Not sure if I would go back in time and rent for 7k..probably would go back in time a year or so and sell at top of market. Wouldn't we all do things a bit different if given the chance. Anway, we are where we are now and are going with the flow. Like I said if someone wants to make an offer call our broker. We're flexible..always have been (as all our neighbors know) always will be. In answer to your question ncy10023 it's a three year sublet tha's allowed in this building. Nice building, nice people...guess it depends if you like Riverside or Central Park.
