Can anyone explain to me how to use this system? Sorry to be so dumb... I looked and couldn't figure it out.Thanks!

Just spend the $10 for a StreetEasy sub.
Otherwise, try PropertyShark or PIPL.

Thanks! I already spent the 10 for streeteasy but does it always show the number of units that have closed accurately?Thanks for your help.

Buddy, it's a little confusing at first, I agree. Sometimes there are multiple documents to read (recording fees, etc). Just read through them. Usually one will have mortgage info; if there are just one or two documents, it was likely an all-cash sale and the price will be listed.

I am too cheap to fork over $10 a month, so I use ACRIS.

Buddy, if you're looking to see docs for a whole condo's units at one go, you can't. Each condo is a separate tax lot.

To find all sales where the sponsor is the seller, do a block/lot search on a unit you know has closed. That'll give you the business name of the sponsor, which you'd then use for a name search.

The Dept of Finance also has spreadsheets listing all sales in a given time period.

While the SE $10 is worthwhile, ACRIS gives you lots of interesting documents besides sales.
