How accurate are the final sales #s posted on streeteasy.com? I understand that those are the prices filed with NYC, but is there a chance they could be off? Could that # be the appraisal value? Could that # be the amount the buyer mortgaged? Does the # differ if the building the apartment was purchased in was a condo or co-op? What about in a new development? Could that # be the amount the buyer mortgaged? Does the # differ if the building the apartment was purchased in was a condo or co-op? What about in a new development? Could the final sale amount be the sponsor price? Does the flip tax play a part here or even the broker fees? I am asking because I recently looked at several apartments and I voiced my highest bid to my broker who reflected it in. I was told there was an unaccepted bid above mine and i would have to go above them to purchase the apt. I understand the game here very well. But the apartment was sold (according to streeteasy) for far less than what was implied it was going to sell for and in fact less than what I would have paid. Please help to clarify. TY. [less]
It's possible the offer above yours fell through (or was a bluff). Or the seller held out for now and couldn't get what you originally offered.
