The building is old, and the area is lousy.

I looked at apartments there in the past, and they werent bad. The building itself is fine, and the apartments were in good shape. My issue was that it was too far east (for my taste), and the prices were always too high for what you got. I dont know what size apartment you are looking for, but a quick check of current rental prices shows them to still be about 20% above what they should be asking IMO.

My friend just signed up for the 2 bedroom there. It is a nice place, very clean, staff seems nice, and the living room was huge.

The subway is only a few blocks away. They were giving 1 month free.

They bought the building for $860,000 per unit in 2005. I wonder if this was to be a conversion that they then decided to hold off on. Unless they put a significant amount down, they are probably underwater. Also their debt service is probably immense. The Milsteins are buy and hold owners, and I guess they can do it.

A good friend of mine lives there. The building is beyond ugly, even by manhattan standards. And the area is too east for my tastes, and there area lot of shady people who hang out there at night. It's not that safe.

It's actually 87th & 3rd. And not shady. Good laugh at that one.

two blocks to subway. i'm surprised that so many people who think that one block east of lex is "too far east" are actually on SE. i would have expected SE to be too plebeian for these folks.

cc, yes, it's 100 yards from the brompton and 100 yards plus a crosstown block from the lucida.

as to the building, i have friends who live there and like it. expensive, though, both in absolute $ and value for money.

Lived there for the last year (just moved out due to relocation). Was definitely not cheap, but loved the building. Staff is friendly and helpful, what few problems we had got fixed quickly, kitchen/bathroom were brand new (prev tenant had lived there for decades). Great location - seconds from the subway and a short walk to central park and carl shurz park.
Only real complaints were: 1 - not enough elevators and 2 - pool club is way overpriced (the gym part of it is useless) and you need a membership for roof deck access. For all I know they include membership now, so maybe that's moot.

I'm moving out there is a bug problem and the building is doing very little about it. Also the Super wants a kickback to do anything.

Any recent feedback on building aside from 'slatermartin'? I see they have a new 2BR for $5800 - not bad for area, believe it or not.

slatermartin - which apt did you live in. We just moved in as we sold our place and needed a temporary place for about a year and we are having problems with bugs as well - wondering if it is the same place.

My friend has been living there for a year now, he did complaint about having a few roaches in the beginning. Super came up to do some spraying and nothing since then.

He lives on the 24th fl, a jr 4. Not sure that matters about the bugs.

Definitely a bug issue within this building. Friends just moved out of this building due to a major bug problem...they moved out after two months. That is how bad it was. Silverfish all over the place and an infestation of Carpet Beetles that would come up from the wood floors was the problem they had. We also have other friends that live on higher floors that also had Silverfish so the problem is not contained to the lower floors. The other complaint that our friends had was that the elevators are SUPER SLOW and the fee to use the pool/gym is close to $800 per person. My son took a swim class in this building on Tuesdays (not affiliated with Claridge House) & the pool is also pretty gross...and the gym is a joke so it's inasane to me that anyone would pay that fee.

I just looked at an apt in the Claridge House and an impressed. I'm worried about noise from other apartments, though. Construction seems a bit shoddy and I'm worried they skimped on sound proofing. Can anybody give me their experiences with noise/sound proofing?

From what hear the construction is horrible and all the time. You can hear it 10 floors away. It's unhabitable when it's right next to you. The management company doesn't tell you that they renovate every apartment when it becomes vacant. My friends moved in without knowing they were demolitioning the floor above them. It's been a nightmare since. It's unfortunate because the doormen and staff are great - but the mgmt company doesn't seem to care about how the construction affects their current tenants. Dan6896 - what apt # are you? Wondering if it's the same apt my friend moved out of because of the bugs.

I just red this blog post http://uppereastside-rentals.com/blog/claridge-house-201-east-87th-street-new-york-ny/ on the building. If you take a look at the photos on the bottom of the post you'll see that the apartments are really changing. I remember them having parquet floors with black kitchens from the 90's. Looks like they have put in striped floors and stainless steel kitchens with granite counter tops. If they are redoing the apartments like that - I can only image how noisy it is... Then again those apartments are just going to be that much nicer.

we live here and love it. we got a renovated apt and it is high end - very quiet and peaceful, we have no problem with any noise just general city noise- zero noise from building. Staff are EXCEPTIONALLY NICE !! you won't find nicer people and the super is very nice also. (except for one guy called Sylvester who is a truly miserable doorman and hates humans it seems - he gets no tips as everyone dislikes his bi-polar personality - I suppose there has to be an exception he is certainly it). The building has online updates for packages and anything you could want. Elevators are frequent and fast. Recommend the place 100% . The gym is extra but the convenience is worth it and they run specials. Nice views of east river and from the gym you can see central park and empire state. Subway is a block away, lots of buses up and down town, supermarket near by and Costco and Target are a short ride away at 116th st. Neighborhood is perfectly safe and nice. All told we are surprised at how nice Manhattan can be we base this a lot on how happy we are in the building.

Lived there since '07. Never had silverfish, mice, bedbugs or anything close. If I did, I wouldn't sweat it, b/c pest control comes on Wednesdays by request...for free. The gym is expensive, but it is still cheaper than the other neighborhood gyms and its in the building. Extremely nice staff, residents, etc... There is a very big jump b/c the one bedrooms and the junior fours...but in general, I don't hesitate at all before renewing.

I have bedbugs in my apartment and silverfish. The bedbugs were exterminated in february, I lived 3 months in he'll, and now they are back. Silverfish was always here. I live in this building since 2002 and bedbugs appeared in 2011.had to throw out all furniture from the bedroom, lived out of plastic bags for 3 months. Bought everything new and now again, have to go through the same process again. I am afraid to move, though, all neighboring buildings are infested with bedbugs anyway, I checked the bedbugs registry. Most people do not report bedbugs out of shame..

oh my g-d. That is my worst nightmare. What line or floor are you so can ensure they don't travel to my apartment. Any thoughts on how they got in there after all that time?

Yes, can you please tell us what floors the silverfish and the bedbugs are? We have been in the building since 2009 but have not seen either. We had friends in the 16th floor who did have silverfish. no bedbugs though.

That person is probably lying either the building wouldn't renew his lease or the rate went up more than what he wants to pay and now trying to spread rumors.

Anyone have more recent experiences here in signing new leases or renewing? Any thoughts on the current pricing? It seems like there are several different levels of "renovation" among the apartments, some are high end, some in the middle, and some still have the old parquet floors with black counters. This thread has been quiet for a while...

I was totally serious about bed bugs and silver fish when I wrote it, I just did not check this blog once I wrote it. Today is January 21, 2012 and I have no problem with renewing the lease, they have over 11 vacant apartments. I did not move out because I hate moving and I am petrified to move into another building with bedbugs. I have no idea how I got them but I became almost an expert on bed bugs, I constantly check for them and use chemicals in the apartment at all times. Even after the dog did not find anything bedbugs came back in 3 months. For now it is clean and I have not seen silverfish for a while. I live on a high floor. Rent is increasing every year by at least 7%. Why would I spread rumors? I am just sharing my experience in this building. I also love the area, everything is near, Barnes and nobles, banana republic, and now we have fairways!

I live here and love both the building and the area, you have everything you need (including fairway) and the staff is super friendly. Yes, you pay for the gym and the parking but you have direct access with the elevator to both of them, which for me is very convenient.
Regarding bedbugs, we don't have this problem... But could you please tell us on which floor you live? I'm just getting a little but worried.

Terrible experience living in this building. In my opinion, management is incompetent, and if you have an issue that they can't solve in five minutes, its never getting fixed, ever. At this point, it's not even about the issue we're having, it's about the way it's NOT being handled properly. For the inflated price, you would think your rent is going to intelligent people that care about your experience in the building, but unfortunately that is not the case. On the flip side, the doormen are very nice, the gym is well-kept, and the location is pretty good. Overall, I would not recommend this building or likely any building managed by Milford Mgmt.
