Discussion about
Has anyone noticed a suspicious drop-off in the number of "sold" prices available on StreetEasy for "insiders". Most "closed" apts have a blank in the column, with actual sales prices mostly from Oct--before the deep dive. What's going on?

I'm no expert on how SE pulls data, but I know that some of the listings that show up as "sold" have simply been taken off of the market.

The brokerages report listings as sold, but actual closing price comes later on from the city, not from the brokerage. Hence the lag.

nwt, some of them are ancient. some are units that are in contract that have already closed and the data is not there yet, or will close in the future, others are shadow inventory.

Or the metadata used to ID the unit by the broker and by the city don't match, so SE ends up with orphans.
