Any comments from folks living in this building? I have read some rants on it on other sites but its hard to get a feel since it transitioned from Mitchell-Lama and naturally the owner has some enemies.

I don't live there but I visted many times (back when it was M-L) and you will not find better views downtown.
The loss of IPN as a M-L development remains unfortunate in that it was one of the few places middle class people (not $250K "middle class" but cops, teachers, phone installers) could live in Manhattan, especially natives who have been priced out of their old neighborhhods. When they built IPN it had to be subsidized or no one would have lived there (my mother worked across the street for a food wholesaler), and from that evolved today's Tribeca. And we reward the pioneers by making sure their kids are priced out and replaced by newly minted MBAs. Ironically, I wanted to move to IPN in the early 1990s but I was told I "made too much money"...now I don't think I could afford it if I were in the rental market.

Greenwich Street in Tribeca. Any recent renters able to comment on quality of the building?

Sorry to hijack your thread malthus but this is still about IPN.

There may still be hope for those still living there from the ML days lizy.

Basically, depending on what the DHCR depends of course, the fact that Gluck was receiving j-51 abatements after he bought IPN, even after he cancelled and returned 7K, could mean that the residents who remain from the ML days may be rent stablized until they move out. And with rent regulation succession laws, that means that (if the places do stay or go back into RS - because he took a lot out of RS) then their children will remain RS also.

If you are interested lizy then downtown express does a very good job reporting on this.

malthus, I only know old timers there so their views are somewhat tainted by Gluck but this may be useful:
