An odd reconfiguration. Adding the half bath took a couple of feet from the width of the living room. The big walk-in closet lost by making the foyer a dining area. The second bedroom, once the dining area, is OK for the crib shown in the photo but not much else. Very little wall space remains in the living room.

The toilet opening directly into the living room is a no-no.

The Southgate buildings are delish, very elegant & classy, & I love the area. To call this a 2 bedroom is a stretch, though, IMO; there is no closet in that t-i-n-y second bedroom, for example. The powder room off the living room is far from ideal but as long as you have some incense or other scent always at hand in there, it's not impossible.

Whoever did the floorplan knew better and called the baby's room a study. The sellers did do a good job with the renovation, I guess, though to no good purpose.

Every once in a while, I see a floor plan that makes me wonder whether an architect and his or her clients could all have been smoking crack together for the duration of the renovation. It's a great block and a nice building, but never ever would I consider buying it. Someone might get around the "dining area" and so-called second bedroom, but that bathroom in the living room is an abomination. Has there been a SE thread called "Crackhead Floor Plans?" If so, this should be on it.

general, yes, it does look drug-induced. Once they took away space by losing the useful closet and adding the pot, they had to try to get it back with all those little cupboards and contrivances. E.g., that useless little coat closet by the front door. I guess one person could watch the TV by lying on the sofa with a careful arrangement of pillows. Meanwhile the kid would've been perfectly happy in the dining area for however many years it took to finagle something more appropriate.
