At least one apartment in that building is also being marketed on the principle of "buyers are morons who can't read floorplans." IT. IS. A. TWO. BEDROOM. Period. Convertible to 3. Not even yet converted and this broker has the chutzpah to call it a 3-bedroom.
ev - yes...broker chutzpah is charming. When we saw 176 Broadway, there is a 1BA studio (seriously) in that building that is being marketed as a 2BR 2BA:

Anywho, we saw the 2BR being marketed as a 2BR in the Cocoa Exchange (price has decreased by 50k since we saw it) - also by Ronnie, who is knowledgeable but a little too slickster for us:

Any chance you can do bigger apts? I understand you are looking for yourself but maybe, just for fun, you could take a look at some 3BRs? I would really like reading your perspective on them.

Ugh. Downtownster, I saw your blog posting about 176 Bway and just cringed. Why do sellers put up with brokers who engage in these shenanigans? Are they totally unaware of what is going on? I honestly don't get it.

I love in the article where the owner of a 370 square foot room for sale takes it off the market because, after getting offers in the low $400Ks, he is said to be tired of getting "lowball offers". So I guess $1000+ per square for your dark room with no view is insulting. Enjoy the $1800 rent you MIGHT be able to collect on that room, Mr. Insulted.
evnyc, I just looked at that floorpan and there's clearly a third, self-contained room that's not marked as a "bedroom" but could be. Not sure WHY. YOU. ARE. FREAKING OUT.

Because they are greedy and went with the broker who told them to price it the highest?
