Is it true that the owner of PWV is also the developer of the buildings along Columbus btw 97th and 100th? If so, will the individual PWV condo owners be forced to pay significantly higher monthlies (or worse) if the developer goes bankrupt? Among other locations, we're considering purchasing an apartment in PWV. If there's a risk, though, I don't want to be left holding the bag.
I'm pretty sure the owners retained those sites when the complex went condo, and now the new buildings have nothing at all to do with the old (aside from blocking views and providing retail).
Chetrit is the developer of the 808 Columbus site btw 97th & 100th. I don't think he has anything to do with the existing condos btw Columbus and CPW.
No, but traffic will increase significantly in the area along with noise. I don't think there is any risk though prices are falling heavily in the four buildings. I would not pay more than $800 per square foot and more like %700. But that's just me. Look to 2005 and earlier for best comps.
Thanks, folks. I've already read a number of posts suggesting that PWV is overpriced. The r.e. taxes have historically been low, but I've heard the buildings are being reassessed; the expectation is that the taxes will increase significantly. That may drive down the asking prices. We'll see.
There has been very little movement(sales) in any of the apartments in all four buildings the past 9 months. I would hold tight; the owners and the sponsor are clinging to a 2007 reality in terms of prices.
Thanks, bronxboy. My husband and I have been renting in PWV for almost nine years and have watched the prices skyrocket. It's only a matter of time, I think, before prices return to earth.
To residents at Park West Village, particularly 788 Columbus, I'm considering renting an apartment there...would you recommend? Thoughts?
