I get about 938sqft....take a tape measure with you on the next visit. Hand it to Nicole, and say measure it. I want to see what you get. Give her an out, say, "I think your assistant may have messed up her addition and subtraction.

But for what its worth, this building is so deep in my hood, I really dig it, have friends in this building. Throw Nicole a bone, visit it again. It is really hard to hate living around here. I'll but you a saki at Gari.

what am i missing? where's the terrace on the floor plan?

there's a spiral staircase in the living room that leads up to the terrace - see next to last picture.

You're not serious are you? Start with the giant bedroom, the one twice as big as the other one on the floor plan. It is actually smaller if you read the dimensions. And as CC aptly states, arguably the biggest feature of the apartment has been left off the plan.

Oh and I love the part where you have to exit the bedroom to get to the dressing area and closet.

there is no terrace..it is the common roof, not private....dimensions for the master are wrong.

Oh boy, even better. I didn't think that building had private terraces. To be kind, I suppose the public is isn't allowed up there. So yeah, "private" it is. Or maybe, "private stairway to the public roof deck."

that's right up there (pun intended) with the reason for the high monthly maintenance is that there are no bugs.

good points all. My main point is that don't let sqft inflation, misleading broker tags or photos that don't apply dissuade you from a decent building in a decent neighborhood. disclaimer; I never commented on the price

Are you sure that part of the roof has not been set aside for this apartment? What about this:

"Possibility of building an additional room on the roof."

It sounds like you get private use of part of the roof in the deal. Does anybody know for sure?

The very high turnover in this building has always bothered me. I have looked at a few apartments here and they always lean towards charming with the location and fireplaces but in the end the maintenance and turnover are big downsides. Most of these apartments seem to take a long time to sell and go through multiple reductions.

Is it possible that the dims in the bedroom are wrong? It looks longer than 12' to me, even accounting for camera lens exaggeration...
I'm not advocating, just wondering if it looks that way to anyone else.

If it has a big turnout, does that mean it has a very open sublet policy? Is there such a thing in the coop world?

The bedroom looks to be 20' long; just a plan error, as was leaving out the spiral staircase.
