302 East 88th Street #3DE It's a combination apartment with some flow issues and needs extensive reno, but it truly looks 1300 sqft as listed and maintenance is very reasonable for the size. Owners seem pretty desperate, 4 price chops in 3 months. I bet it'll close at or below 500 psf.
it's a flip- sold for 990 in december '08
sorry I'm wrong - read it wrong on the bottom - must have been relisted with another brokerage. I would love that space. Says it has updated kitchen and baths.
I was taken off the market for a refresher at Thankgiving and relisted in January. Same brokerage. That Jan 09 asking price is getting a bit stale at this point. If they have any intetest in selling before summer they might want to think about a bit of a chop to get some attention.
We've seen it. It needs 100k worth of work and atleast 150K if you want the space to really work (if it is even possible with the layout). The building isn't great either and the PT doorman hurts too (I personally don't care but the wifey says it is a deal breaker). Still think it will fall further.
Skep, that's what I meant, although I haven't seen it. They seem to be pretty anxious to sell, they'll take a lowball sooner rather than later despite their already low price, and they'll be setting the bar under 500 psf for every relatively undesirable apt. in Yorkville.
oops - strike my comment about the stale price. I was looking at the older listing link and didn't see the parade of chops through the spring. Sorry for spam.
Tromp - I actually think it really isn't "undesirable" though and think with the right renos, it could be a pretty sweet place for the price. I would consider it, after a low ball offer but doubt the wifey would and don't really know how I would renovate the space to be a legit 3 bedroom. What PS elementary school is it zoned for?
skeptical, I think it's possible to make it work as a good two bedroom, but nothing more. So you really need to comp it against the typical 1150 sf 2/2 up here, with a further discount for reno. The extra space is nice, but not that compelling to most who need a 2/2, and it's almost impossible to make this work for two children, which is what would elevate its status to a true 1400 sf apartment.
To toss out a random number without having run comps, I'd say right now around $650k. You'd also be buying, it appears, the biggest and most expensive apartment in the building. I don't see any evidence of other larger apartments.

That building looks tired and depressing to me. I think the laundry is in the lobby so you'll have people walking through with loads of laundry. Fire escapes in the windows, too.

I'd take it for $600 - bust out the kitchen. Make it bigger. Slice up the den and make a laundry room. Make playroom out of the rest of the den to offset the small 2nd bedroom. I only have one kid. I'd love the space. It's perfect for me.
Here's another in Yorkville that looks like it sold for $564/sq ft.
