Mortgage Question?

I'm looking for an condo (studio or 1 bdr), dont have one narrowed down but comfortable with a 20% deposit, have excellent credit scores, and looking to get a conforming loan. I was speakng to a mortgage broker and they advised me these days banks will not only look at your financials but also look at the property for purchase and the bldg will need to be 1) over 90% sold 2) Over 70% owner occupied for any loans to be approved (esp fixed 30 yrs) Is this the norm? Any suggestions? Also is it worth it in your opinion to use a mortage broker? Any help will be MUCH appreciated. Thanks SE fans!

The New York Times recently ran an article with the point that at this time, it is better to go directly to bsnks rather than use a mortgage broker. Methinks the article ran within the last 2 months; sorry I can't do better than that. For various reasons explained in that article, this is a propitious time to go straight to a bank if you want the best deal.

While it is true some of the big banks (notably Wells) are not working with mortgage brokers, we are buying and using a mortgage broker for the service aspect.

We tried to go directly to one of the big lenders...and they've fired everyone. Back office is backed up, our paperwork came in wrong . . I'd rather pay a smidge more on the loan and make sure it closes without hassle.
