Less than that. It would signal a real turn in the market if it sells for much more than 600. At that price point, these are all far superior, though each has higher monthlies.

Zoned school pretty bad. Only one bath. Kitchen described as kitchenette. I don't think it clears the 900 sqft mark, so I would say 550K, if you want to be generous.

I believe estate condition apartments are where the serious values lie in todays market, though 772/ft for an estate condition 2/1 in that location is not even in the ballpark.

I would first make sure stated square footage is accurate. No dimensions on floor plan and a Citi Habitats listing are two big red flags for me. You are within the rage of 3G comp at 660k from 2004 but we don't know the condition. Its not the greatest block aesthetically, but if proximity to park is important then it probably becomes a wash. I wouldn't bid more than 550k if you're serious, considering a 150/sqft reno may be needed - 150/ft is a blind guess by the way.
