317 west 89th 4W; 173 Riverside Duplex

What do people think about these two listings. Seems to me that 4W is very overpriced. Sponsor owned building. Allegedly had some contracts or bids fall apart because lenders are demanding 50% down. Think its overpriced even if normal financing were available - but if you need 50% in a sponsor owned building- would think that would garner a substantial discount. Apartment IS very nicely done - but its a mid-block building and just an OK street. 173 Riverside duplex looks like it might have great bones from the listing - haven't seen it - has anyone visited this one? I know that co-op is highly regarded. Thoughts?

I noticed that there is a one bedroom rental at 317 W.89 that has been chopped from $4700 to $2950 in forty days? Did I read that right?

ezal: I have seen 173 RSD #10B. I agree that the bones are generally good, and 10B's pedigree as an original, purebred duplex is clear. In a few details, like access to the bathrooms and the dining room, the floorplan may not be ideal for modern living. Personally, I think traversing the LR to reach to DR is OK, since that's the natural progression for formal entertaining anyway. The kitchen is quite isolated, and not very big. I don't think it's expandable, because the maid's room is upstairs. That means you'll be eating family meals in the dining room, and you may have difficulty supervising children or interacting with guests while cooking. On the plus side, that upstairs maid's room makes a reasonable fourth BR, if you need it. Halstead's claim of "side river views" is a stretch. The view to the south, however, is very open and fairly nice. If the river is a requirement, you may have to wait for a "D" or "F" apartment. The coop's reputation is well-deserved. I agree about 317 West 89th: despite several cuts, #4W remains ambitiously priced - to the point where it hasn't seemed worthwhile to even look at it.

Gaongaon: You are reading the history on 317 W89 #PH-E correctly. That's a very small 1BR with huge outdoor space. Same unit sold last year as http://www.streeteasy.com/nyc/sale/91636-condo-317-west-89th-street-upper-west-side-new-york.
