How much of a broker's 6% (or 3%) goes to the agency (Corcoran, e.g.), and how much does the broker keep?

It depends on the agent and the firm -- Charles Rutenberg, for instance, gives agents high splits but charges them a fee on each transaction. And an agent who brings in significant money to a firm has a lot of negotiating power, and can probably ask for splits up to 70%.

For most-run-of-the-mill agents, though, 50% percent will be about right.
