I have not seen this place but your price point is extreamly reasonable. Your saying that this UES penthouse should sell for $822/sq,ft and toss in that 2300sq.ft. wrap terrace for free!

Check this one out. It's a PH with a wrap, and a better lay out. This one is $794sq./ft. That makes the 79th st place come out to $1,786,000.

I'd say 2.1M on 308 East 79th would be a good deal.
