Discussion about
Claiming that he had a "very genuine" buyer who wants to purchase in my building. Is this ever legit or is it just another gimmick to get introduced and see if he can list our place?

gimmick -- got the same letter while I already had my aprtment listed with another broker.... slimy

Most likely a gimmick, unless the broker is one who is known as having sold units in the building. Then it's possible.
