Broker's commission

Discussion about
We are new to the US and we're wondering how a buyer's agent commission is worked out. Back in Toronto, a buyer's agent commission fee is paid through the seller's agent's fee. So if the seller is paying 6%, the payout gets split 3% for each of the agents. The actual buyer does not pay a commission. Does it work the same here in NYC? Thanks

In general, yes, the split works exactly the same way here.

There is some controversy over the extent to which a buyer can achieve a better price - or obtain other strategic advantage - by representing herself. I would imagine the same debate exists in Toronto, and that a clear answer is equally elusive in both cities.
