And plenty of no fee buildings.

Sorry Zoe. You'll have to cut your asking price by 50%. And even then - Williamsburg?

Peter Cooper and Stuy-Town now putting "net" rents on their site...two months free rent! No doormen, but includes utilities.

You'll have to peddle your wares elsewhere, though, if you expect to find suckers stupid enough to rent tacky Northside Piers cookie-cutters at those over-inflated prices.

IMO, 53rd bet 9th & 10th is not great location. I have friends who live in that area. It's OK, it's good, but not great. Not my 1st choice.

Kind of off topic but I'm looking for a place for $2800 or less with a friend. Looking in midtown west area. Have looked at midwest court, looked too small to split. Have looked at most "luxury" buildings in the area, most look the same... 1BR conv with very small living room. Is this our best option or should I look at some walk-ups/non-doorman buildings? I'm not sure how to start looking for those. Have to move by end of the month.

dubs, i rented in an elevator building in the high west 40s, landlord sackman. their agent is keyah, but nybits indicates they now have no-fee apartments. nybits only lists one unit in mid-town west, but that doesn't seem right to me, so you might want to give them a call at 595-5565. sackman had a couple of well-managed buildings in the area. good luck.

Well in all fairness its not her fault on the asking rents. The owners needs to wake up and smell the coffee. But what she can do, at least in an effort to serve her client better, is to throw that @#%!% 15% broker fee across the east river back to manhattan and hopefully someone will stab it to death over here. It has no place in a new dev in williamsburg thats for sure.

dubs....go to an area you want to live and talk to doormen, supers, etc..they'll know what's available and could even show you the apartment...

Helena is still WAY overpriced. It's a 3-year walk to the subway.

I'll definitely call sackman.

I've walked by the helena, haven't been in. nybits is showing 1 unit available at $2800, 3S. looks like a bad convert because the bedroom is so large. Part of the problem is having to convert the place and make it somewhat fair. Already done the walk-around thing, but only with the highrises in the area.

Thanks for the help, keep the suggestions coming.

fyi- Glenwood buildings on the upper east side are giving 3 beds on 20 something floor facing the east river with a terrace for around 5000. They are far from the subway but offer a free shuttle service all day 7 days a week to the 86th street subway. Also giving one month free.

The Helena is negotiating lower prices...studios are listed at $2300 but they're leasing them at $1800 so yu might have a shot at lowing the price to $2300.

I just got 4 months free rent at Dwell. Convertible 3 bed/2 bath, but they are paying for the wall to be built.. also no security deposit.

Yes. 4 months on a 16 month lease, brings net rent to around $1400- gorgeous building, but downtown though. Brand new apartments, with washer/dryers. Gym and lounge included in rent.
