I had been looking in this area to buy. How is the area from people who have just moved there or are thinking of buying there? Paul
Lived in that from 99 - 2005 at 187th and Fort Washington. I would be cautious about buying on Bennett Ave. I think the better buy is slightly west up the hill on Fort Washington or Cabrini.
Great neighborhood, good access to shopping and resteraunts, whereas the retail on Bennet is not so good. Immediate vicinity of Bennet is relatively safe, but head a block east and the neighborhood is not so nice.
This helps. Thanks. I live in Willaimsburg and have taken a class about 4 years ago at city college. I have been looking at places west of Broadway along Bennette between 191 st and 181 st. I do agree with you when I viisted the area on sunday if you headed east a bit the neighborhood did change a bit. I am looking in the $250,000 - $400,000 price range. Haveyou heard anything about Fort Tryon Gardens? Thanks for the help.

Not familiar with Fort Tryon Gardens but a wonderful coop building at 116 Pinehurst has a listing in your price range.
Building is prewar with lovely gardens on the property, not sure about the unit listed but some of the units have river views.
go visit the area at night, 8:00 and later..see if you feel safe. The daytime and evening could be very different.
I agree completely, #5. Go "home" to there after work to try the commute, stay for dinner, go up there on the weekend & after dark & see if all you want & need is there, & that is true for any nabe you may be considering.
totally agree...i moved to east end avenue four years ago and have moved out because it was too inconvenient to subway, etc. Definitely go there and walk around day and evening.
Thanks for the help on this. I would love to move in the Fort Tryon area rather than like Bushwick where "Williamsburg" is extending out to.

I lived up in Washington Heights (nee Hudson Heights) a few years ago, and although I had a great apartment (rented, did not own), you should definitely consider what you want out of the neighborhood. Often, the A train runs local on weekends because of construction, so it takes about 45 mins to get downtown (as opposed to super quick 20 mins on weekdays), and even longer if you're out late on wknds. It felt a little suburban to me up there, although Fort Tryon park was amazing in the summer. I believe Fort Tryon Gardens is the complex right by the B'way entrance to 190th st? The B'way side is not the best neighborhood late at night, and the street wasn't so nice. When I lived there, a lot of people were getting mugged while exiting that subway (it's hilly up there - the 190th exit on to Fort Washington, while quiet, was safer than the downstairs exit you walked down the ramp to get to - where I think you would be exiting.) Perks of that locale, though, is the BX7 bus straight up to Target in a few minutes. But to be honest - I got bored of the limited dining, shopping options up there and spent a lot of time on the subway.
I say overall, buy up there if you're interested in settling and not going out in the East Village, for example, every night and would rather spend your weekends walking around the park or relaxing at home. And, if you can: buy closer to Fort Washington Avenue (the upstairs exit on the 190th St. A-Train), as other posters have mentioned - because that's an overall safer and nicer neighborhood now and similiarily priced.

I live 190th and Ft Washington for 4 1/2 years. I loved living up there- I was just a renter. I also agree with Lindsay in terms of things to consider-- that is an acurate picture of the pluses and minuses in my view. THe "Hudson Heights" area is much nicer I think (West of Bdway, North of 181st and below the park) but prob more expensive. Know a few people who have rented and bought in Inwood and like it.
Found this sight while doing a search for Fort Tryon Gardens, as we are looking to purchase there as well. A friend of ours recently moved in and loves it. The immediate neighborhood has a little work ahead of it, but I figure that in a couple of years I'll be kicking myself for not getting in when it was still somewhat affordable. School districts are great, which is a big selling point for us too, and you can't beat being so close to the A and the 1. I've got a good feeling about it. Good luck.
In a couple of years the area will be worth 1/2 of what it is now.
Looks like they have been putting the prices up slowly not sure how well they are selling but I might just stay and look for a 2br in Bushwick on the L train.
