70% Price Increase in 3 Years

The market may be down 20%-30%, but it's still ridiculously high & I can't take it seriously. Some idiot will prbly wind up buying this place for about $1mm, which is a 40% increase in 3 yrs.
Was an estate sale in 2006 - have to assume the new owner gutted it and put a lot into it.

4/05: 7B closed at $1,050,000 (estate)
11/05: 12B closed at $762.5 (estate)
9/06: 9B closed at $700
1/07: 10B closed at $755
Seems when owner bought apt, it was a 1 BR, but, they reno’d & created a 2nd BR(?), but, square footage remained at 940.
I still think it’s too big a jump, partic in this market.

dwell, it appears as though 11b may have combo'd? it's maintenance is much higher than 7b's and the floorplan is quite different.

Don't have the patience to investigate further, but seems 11B added a BR & a bath? But also seems square footage remained the same 940. Also seems the B line is not identical thru out bld. So, if a bath & a BR was added, place renovated, but square footage remained the same, does that justify a 70% increase in value? I don't think so.
