Discussion about
Anyone go to this appointment only open house? I know the building - it's a nice line and it looks like they did some clever things with the floorplan. Feedback?

Yes. went hoping to bid. Disappointed. Will not be bidding. at all. what looked good on plan resulted in an apartment that feels smaller than it really is, with no grand spaces whatsoever and an odd layout with several compromises that didn't work or add to the original

that's too bad - i thought the kitchen/ mini great room was clever. personal taste aside - what do you think of the pricing?

Right on par with the two recorded sales in the building in the same line. 3D and 10D - from memory - so I'd say it's at least 20% overpriced, and that would be BEFORE I took into account the value destroyed by their renovations.

If I'm not mistaken, this building and its fraternal twin 161 W. 86th are nearly all 10- and 12-room apartments. Is this one of those? And it felt small?

Alanhart: The original layouts at 151/161 include sevens ("C" line) eights ("B"), nines ("D") and tens ("A"). I like "B" best. "A" and "D" are big, split-bedroom layouts, and the kitchens are rather isolated.

After seeing #9D, I second LP on both the layout and the price. I was somewhat less disappointed, probably because my expectations were lower. The modified floorplan is even choppier than the original, with access to the MBR through the DR, and awkward communication between the DR and kitchen.

interesting. i saw 3D when it was last showing - it languished on the market but had lay out problems and was pretty tired - plus third floor. did not see 10D. 20% overpriced =s $2.7mm. that's a lot of space for $2.7mm on a relatively high floor - but i suppose 86th street, mid block location next to church with indeterminate future and lack of central AC all ding the price and my guess is sales slow to a crawl over the summer - so maybe.

Thanks West81st. I grew up across the street from those buildings, and had always been told that they were built as 10s/12s (151) and all 12s (161), and for the most part remained that way.

I've been in a couple of the monstrously large apartments, and one fairly modest 2BR on the 2nd floor that had clearly been chopped off from a larger place.

Apart from the apartments, I like the buildings for their understated elegance -- no grand lobbies, no silly names. (Have you ever noticed that named pre-war buildings are almost entirely on the UWS? I think they were reaching for the panache that the UES Silk Stocking District owned, and so didn't need to strive for.)

I would agree with liquid paper. Fairly disappointing. Poorly done renovation, awkward layout, no-thru-the-wall ac and some water damage in a few places that makes me think there are other underlying issues.

A large amount of square footage but woefully over-priced for what it is.
