Midtown East

I looked at several apartments here in the past. I like the higher floors with the western views the best. The building is in good shape financially. It is my understanding that the board is extremely difficult when it comes to accepting people and it is not uncommon for multiple accepted bids to be declined by the board.

If you like the area, and if you don't mind living among older people who notice a lot of things you do that are wrong, then this is a lovely place. I mean it.

The units in virtually all of the bldgs. in the area are boring, generic cookie-cutters and there is nothing interesting about them (e.g., amenities, etc.), but probably you aren't looking for "interesting" anyhow, if you are looking in that area...

Waverly, I am stunned to learn that this is a difficult board. Why on earth? I have looked at a couple apartments in this building and consider it to be a B- building at best with absolutely nothing to distinguish it. I never cared enough to find out the scoop on board approvals. Who knew that such a building could have a stuffy board?

I think they consider themselves part of the Sutton Place crowd, although no one else does. It's a 25% down building and the prices have been fairly reasonable (all things considered), but part of that is so they can attract buyers, due to the high attrition rate of offers.

I think some of us absolutely LOVE feeling important by telling others that they aren't good enough to get what we have. Of course, it makes no financial sense for a mediocre bldg. to be doing this, but the unhappy elderly can sometimes be less focused on the future than one should perhaps be... This is a common problem w/ these mediocre bldgs. in the Sutton area in general--w/ a bunch of old people w/ HUGE ego, unrealistic expectations, a lot of resentment, and a lot of free time. It explains the deteriorating conditions of many of those bldgs. in my opinion.

Have any of you walked around Sutton Place in the last few years? It's gorgeous, and FILLED with young families. It's no wonder movies are always shot in this neighborhood. This building is fantastic and the board is financially responsible and quite reasonable.

I don't live far from here, but come on, you do know that movies are shot here because there is less traffic, right? They don't say, "we need to have this shot in Sutton Place."
