Discussion about
Does anybody have an predictions as to when would be the best time to buy an apt in the East Village for around 350k? All the apts Ive looked at are around 400k, and about 500 square feet.Looking for one that's at least 800 square feet, and doesn't have the shower in the kitchen/ 5 flight walk up. thanks, and i appreciate your time.

Take a look at this page:

http://www.streeteasy.com/nyc/talk/discussion/7613-if-you-can-demonstrate-market-movement-with-comps-downtown-edition?page=3

I've listed a number of mostly unsold new developments, a couple that are just beginning sales and others that are at an earlier stage of construction. The East Village is headed for it's own mini-glut, and I think it's worth the wait to see what happens to these buildings. It seems likely that some are going to fail, it's only a matter of when.

Great thanks! Yea, wonder whats gonna happen to all those huge luxury buildings they just put up (that are totally empty). They are super ugly, but if they dipped down enough i would buy one. hahah.

OTNYC, very funny but wrong. peedeedy never sell your soul for a cheap piece of crap. you may be able to reform the soul, but you may get stuck with the cheap piece of crap for years.

you are looking at 800 sq ft for $350K, that's $437.50 per sq ft. I don't think you'll be able to get that being across the street from the projects and the drug dealer on your stoop.

30yrs, funny, very, but not so helpful. Actually i was wondering if you might have any thoughts? Larger units, or even buildings where layouts might lend themselves to the dreaded combos in the future? I don't consider myself uninformed down here, but I find so little possibility.
