Discussion about 200 East 16th Street in Gramercy Park
I know people who live there and visit often. The apartments vary greatly in terms of the work done. I've seen some that are updated and beautiful and others that need a lot of work. It's pre-war and the walls seem really thick -- I live in a building that was built in the 70s and there's just no comparison. Relative to my friend's place, my apartment feels like a piece of crap in terms of the walls and noise levels.
Seems like a low-key building. The residents and staff seem pretty friendly. Nice block--you've got the park down and some pretty brownstones. There's a private school on the corner, which means at certain times of the day, it's crowded with kids--I love kids but it can sometimes be a bit annoying. And if you're into the sleek new buildings with a lot of amenities, I'd say that building is not for you. It's pretty basic. But maybe it's the lack of fancy amenities that keeps the MTC down, which I think it may even include electric. And the neighborhood has a lot of conveniences.
I was interested in purchasing a unit on the 8th floor but backed away because I learned about a pending 3 year construction project in the back of this building (school building up several floors higher), putting eastern views at risk for some floors and causing noise for all that face east for 3 years including Saturdays. While the original work plans were not approved, revised ones are being considered now and will surely pass in some format. Buyer always beware in nyc...
Auction coming up for 1D, 5J, 4H, and 4A.
