As a prospective RE buyer, for me, even low rates are not enough of an incentive to buy right now, as it seems that values are still coming down. I would rather wait until housing prices have bottomed, even if it means that financing costs are higher. As a prospective RE buyer, for me, even low rates are not enough of an incentive to buy right now, as it seems that values are still coming down. I would rather wait until housing prices have bottomed, even if it means that financing costs are higher. If the monthly cost is roughly the same in either case (high value, low finance cost vs. low value high finance cost), I would prefer a lower house price and higher financing costs because a) I don’t want to be upside down in six months on the value of my home, and b) because the interest payment is tax deductible but not the principle- I’d rather pay more in interest than in principle. I imagine may others feel the same way I do. Add in economic insecurity, high and going higher taxes and maintenance, high down payment requirements, scarce mortgages and the negative equity most owners are sitting on and you have a prescription for paralysis. The market freezes and it will be sellers who eventually blink and start dumping units at firesale prices. That includes developers sitting on bloat. [less]
I'm with you, cfranch. Yesterday I learned that one of my saved searches went into contract. It is a beautiful place (tho a gut reno) and I felt some sadness that we had not snatched it up first. However, as sideline renters (who sold at the top), I still feel that prices are too high.... and the rent on our lovely place now is low low low...... we are still not ready to leap back in. I think a year from now we'll be very satisfied with our decision to wait.
I agree. Patience patience and more patience is what is required right now. Our broker told us to hold tight for some of the shadow inventory to start to appear and I believe her. I also love her for that. HONEST!!!
You never know. I have had a couple of simliar experiences (Place I liked going into contract) to see it re-listed 1-3 months later. It is a crazy market and just becasue they "go into contract" doesn't mean they are sold.
We had been looking, seriously, (seriously looking) since October 2008, as prices started and continued to fall. We made an offer of 620. in February 2009 on a place that sold for 699. in 1/2006 (probably in contract in 10/2005). It was listed at 699. They didn't budge. It was a very nice place, and possibly worth the price rollback to 1/06 as opposed to 1/04 prices. It went into contract two weeks ago - don't know the price.
